ABOUT THE BUILD

City Centre Ajman currently comprises 64 retailers over a single level with a broad tenant mix with a focus on convenience, value and mid-market offerings which include a Carrefour, food court, Magic Planet and VOX Cinemas. The vision for the planned expansion of City Centre Ajman is to be “the dominant shopping centre in Ajman offering a diverse blend of value and aspirational convenience, fashion, lifestyle and entertainment offerings in a centre that forms a community focal point for Ajman and a destination for the Northern Emirates”.

The components of the expansion and refurbishment can be summarised as follows.

  • New single level expansion to the south of the existing mall with approximately 85 shops, food court and restaurant precinct together with Magic Planet with an additional GLA of approx. 14,000m2
  • Separate car parking structure providing car parking spaces on ground and roof together around 2400 spaces
  • Modification of on-grade car parking to provide 600 spaces
  • The expansion of the ends of the existing mall
  • Upgrade of the existing MEP plant and equipment
  • Demolition and replacement of the existing toilets and prayer rooms
  • Upgrade of public areas

Trans Gulf Electromechanical LLC was awarded the complete project and is executing the below mentioned scope:

HVAC

  • Chillers and chilled water pumps
  • Air handling unit (AHU/FAHU) and FCUs
  • Ventilation system including ecology units
  • Building management system (BMS)

Electrical & ELV Systems

  • LV panels and ELV system for all the equipment
  • Power and lighting system
  • Fire alarm system and PA
  • Central battery system
  • CCTV, ACS, structured cabling system
  • Earthing and lighting protection system
  • Generator and UPS

Plumbing

  • Drainage (waste & soil) system
  • Rainwater system
  • Hot and cold water system
  • Firefighting and sprinkler system
  • FM 200 system

The total built-up area is 1,132,096 sq ft. (excluding Carrefour, cinema).

The total cooling load of the Mall is 4,500TR.

Total electrical load is 21MW.
